Superintendent - 133161

The Superintendent is directly responsible for all aspects of daily maintenance operations for Recreation facilities on campus including, but not limited to, LionTree Arena, RIMAC, RIMAC Annex, Canyonview Aquatic Center, Natatorium Pool, Spanos Training Facility, NCRA Track and Field Stadium, Triton Ballpark, Warren ATR, Outdoor Courts, and Playing Fields. This position also participates in inspections of Main Gym Complex.

The Superintendent is responsible for the supervision of a variety of skilled and semi-skilled positions in building maintenance. The Superintendent directly supervises one Lead Maintenance Mechanic, one Lead Systems Operator, one Lead Plumber, one Lead Aquatics Maintenance Mechanic, one Aquatics Maintenance Mechanic one Maintenance Mechanic, and two Lead Building Maintenance Workers.

The Superintendent coordinates contract services to ensure timely response to Recreation service needs and emergency situations. Meets with internal customers to coordinate regular maintenance and initiate special requests. Consults with supervisor on renovation and alteration projects taking place in assigned buildings, fields and outlying areas. Plans, schedules and coordinates aspects of projects prior to building occupancy. The Superintendent acts as a technical advisor for special projects when required. Manages annual budget allocation and expenditures. Assigns work to designated staff and conducts weekly inspections of areas to maintain standards and correct potential safety hazards. The Superintendent is responsible for inspection, maintenance, repair and inventory of building tools and equipment. Participates in policy setting processes and decision making.

The Superintendent oversees and coordinates assignment of all area work submitted through Work Orders. The Superintendent manages a variety of data and records to accurately account for labor, materials, tools, equipment and rolling stock as needed. Investigates inconsistencies and determines appropriate fixes to maintain data and ensure integrity of records. Works closely with appropriate Department personnel and outside vendors to ensure that work is completed to maximum customer satisfaction. The Superintendent conducts facility inspections, monitors facility usage, and maintains strong communication with Recreation Department staff.

• Bachelor's degree in related area and / or equivalent experience / training.

• Solid knowledge of policies and procedures relative to facilities maintenance, equipment, customer service, dispatch, building maintenance, safety and emergency preparedness.

• Demonstrated interpersonal skills, including active listening, critical thinking, ability to multi-task effectively, persuasion / negotiation, mentoring, leadership / supervision, problem solving, operations analysis and quality control analysis. Ability to provide leadership, supervision and direction for maintenance personnel, both skilled and semi-skilled.

• Solid knowledge in supervising facility maintenance and improvements along with building maintenance work to include one or more of the following: basic plumbing and pipefitting, carpentry, painting and plastering, service of machinery, electrical maintenance and custodial.

• Extensive technical knowledge and understanding of building structures and systems related to maintenance and custodial operations.

• Experience managing and administering a maintenance operation including budget, planning, staffing and technical operations. Ability to develop, review and prepare operating budgets, evaluate and analyze financial data and manage financial resources.

• Ability to deal with a wide range of project management related tasks where frequent independent interpretation and decision is required.

• Demonstrated ability to maintain a functional awareness of the typical hazards of the workplace as well as the special hazards that may be encountered such as biohazards, radiation, chemicals, etc. Demonstrated ability to follow established procedures for dealing with such potential hazards.

• Oral and written skills to communicate clearly and accurately and interact effectively with a diverse University community of students, staff, faculty and general public in a service-oriented environment. Communications may be in-person, by telephone, in writing, or at group or individual meetings.

• Skill and ability to manage stressful situations, multiple deadlines and difficult people in a calm and professional manner. Temperament and skill to provide an open climate and create opportunities for communication and positive interaction.

• Demonstrated ability to function efficiently and productively as a team member, with all the interpersonal skills required to build and maintain cooperative working relationships with a variety of individuals and work groups. Ability to effectively implement the goals and needs of the department while still complying with relevant policy.

• Strong computer skills, including word processing, email, database, and spreadsheet software. General knowledge of computer applications, programs, terminology, functions, and operations as management tools for improving, implementing, and enhancing all levels of facility management.

• Experience managing employees represented by a Collective Bargaining Agreement.

• Job offer is contingent upon satisfactory clearance based on Background Check results.

• The regular work schedule for this position is Monday - Friday; 7:00 am - 3:30 pm. Must work occasional flexible, variable hours, including evenings, weekend, and holiday as operationally necessary.

• This position is required to be on site for large campus events including but not limited to: Commencements, Sun God Festival, Welcome Week activities

• If driving a University vehicle, must have current California Driver license, maintain good driving record and participate in the DMV pull program.
