LV is excited to announce an opening for a Property Manager to oversee two nearby communities in Waukesha, WI! Overview: The ideal candidate will have hands-on experience in managing both market rate and project-based section 8 layered with HUD and LIHTC (low income housing tax credit). This includes oversight and achievement of financial goals, high resident satisfaction, and operational standards while leading a team of 5 onsite staff - office and maintenance. This candidate will also possesses a strong knowledge of all aspects related to the affordable housing program features and will ensure compliance with federal, state, and local agency policies and procedures.
Salary: $70,000 to $80,000 + Bonuses!
Location: Monterey Apartments - 2725 N University Dr, Waukesha, WI 53188 Responsibilities:
- Oversee the day-to-day operations of a 240 unit market rate property and a 60 unit affordable housing property, ensuring compliance with HUD regulations.
- Oversee the preparation and submission of all project-based Section 8, Section 42, and LIHTC reports, including annual recertifications, rent adjustments, and compliance documentation. - Manage day to day operations, focusing on occupancy, collections, and budgets.
- Focus on the needs of the residents, potential residents, and associates assisting in the understanding of rental obligations and financial support.
- Lead and motivate an on-site team of 5 - including hiring, coaching and training.
- Implement marketing strategies to ensure occupancy goals, resident retention and satisfaction.
- Inspect site grounds daily and inspect vacant units.
- Maximize income, control expenditures, and maintain financial objectives to meet established goals by monitoring and managing the property budget.
- Work with onsite maintenance team to ensure that all maintenance requests are handled on an immediate basis, and any delays are properly communicated.
- Ensure that residents are provided with a clean, safe, and well-maintained environment.
- Provide vendor/contractor communications concerning work scheduling, billings, and vendor relations.
- Continually inspect property and improvements, recording deficiencies and taking the necessary action within budgetary allocations.
- Oversee the lease application process, including screening prospective residents, conducting background checks, and verifying income eligibility.
Requirements:
- Minimum 3+ years' experience as a residential Property Manager.
- Experience managing section 8 housing and market rate housing. - Experience with recertification process. - Bachelor’s degree in business or related field preferred.
- Communication and organization skills with ability to prioritize work to meet goals and objectives. - Excellent interpersonal communication skills with ability to motivate and lead a team.
- Exemplary customer service and problem-solving skills.
- Strong budget and financial understanding.
- Certifications preferred (ARM, CRM).
- Entrata software experience preferred.
