Scope of Work:
The Equipment Facilities Maintenance (EFM) Supervisor is responsible for the coordination of general preventative maintenance on building equipment such as air handlers, condensers, pumps, motors, exhaust fans, air compressors and air dryers. The position requires practical skill and knowledge (but not proficiency) in the HVAC trade.
Responsibilities:
- Coordination of general preventative maintenance on building equipment such as air handlers, condensers, pumps, motors, exhaust fans, air compressors and air dryers.
- Work will include replacing filters, cleaning coils, replacing belts, pumps and motors, water remediation, cleaning of mechanical rooms as well as changing batteries in locks and smoke detectors.
- Prioritize work to ensure maximum efficiency among the diverse activities, and include distribution and retrieval of work orders, monitoring progress, supporting supply requirements and determining specific work requirements where precise instructions are needed.
- Identify program objectives and priorities, and develop operating policies and procedures needed to achieve annual and long-range goals.
- Oversee and direct operations in safely providing required services to the customer. Coordinate support for mission-essential requirements requiring personnel.
- Monitor the completion of emergency and urgent work.
- Oversee the training employees on equipment and tools.
- Prepare and brief daily safety training.
- Monitor PWS requirements.
- Review & Update JSA training; Resolve logistical problems
- Review Back log & Prepare status report; Monitor equipment inventory.
- Adhere to company policies, procedures, and safety regulations.
- Performs other duties as assigned.
Requirements:
- High School education or equivalent education in the field or trade school completion may be substituted on a year for year basis for experience.
- Minimum of 5 years' experience as manager or supervisor of maintenance crews.
- Three years' experience in supervision of, and familiarity with, the activities of Preventative maintenance.
- Understand, read, write, and speak fluent English.
- Must be able to successfully complete a National Agency Check with Inquiries (Tier 1) background check.
- Must be able to maintain ability to access government worksite.
- Must be able to work alternate and extended shift schedules when necessary to meet the customer's mission requirements, including weekends and holidays.
- Must be able to perform on-call duties when necessary and report to work within the required timeframe from notification.
- Must possess and maintain a valid state driver's license and a safe driving record, in accordance with company policy, to operate vehicles or equipment as required for the position.
Physical Demands / Work Environment:
- Work is performed both indoors and outdoors environments. Some work is performed with exposure to low to loud noise level; frequent fieldwork is required with exposure to a variety of weather conditions and the external environment; tasks may require working in tightly enclosed spaces and the use of ladders or other safety equipment to gain access to hard-to-reach locations; some work is performed in crawl spaces, attics or on rooftops. Some work may require exposure to dust, particulates, unpleasant and potentially hazardous substances and high voltage.
- Duties require on a continuous basis to sit, stand, bend, climb ladders, stoop, kneel, crouch, crawl and twist for varying periods in the course of work; use hands and fingers to grasp tools; make repetitive hand and body motions; twist and reach below and above shoulder; lift or carry objects weighing up to 50 pounds; to communicate with co-workers using a two-way radio; use telephone, and write or use a keyboard to communicate through written means; see in the normal vision range with or without correction to read computer screen, blueprints, and drafting plans; hear in the normal range with or without correction.
- Employees will be required to work on top of buildings, in mechanical rooms, in crawl spaces, etc. to do routine maintenance with the assigned daily workload.
