Position Description:

The Real Estate and Lease Administrator will be responsible for coordinating real estate documents such as leases, SNDA's, Estoppels, and other related real estate transaction materials. The Administrator will interface closely with members of the Retail, Construction, and Facilities teams, as well as other business groups throughout Goodwill.

Essential Duties and Responsibilities:

  • Reads, analyzes, and provides feedback on all leases and subsequent lease rounds to ensure a favorable deal structure for Goodwill and its affiliates. Works closely with supervisor and outside counsel to include key provisions.
  • Manages key lease provisions with landlord, landlord counsel, and other related parties.
  • Monitors and reviews lease documents for commencement date and key lease provisions (e.g., options to extend expiration dates, and co-tenancy) to ensure the company takes advantage of all rights available.
  • Monitors key notification dates, trigger clauses and all critical dates as it relates to all real estate transactions and leases.
  • Reviews and negotiates Estoppel Certificates as well as Subordination and Non-Disturbance Agreement (SNDA) documents.
  • Ensures lease documents are accurately interpreted and abstracted into Goodwill's lease management system.
  • Coordinates all real estate related documents as it relates to the collection, execution and filing of various transactions.
  • Interfaces with Retail, Construction, and Facilities teams, and provides document support to Real Estate team as well as other business groups throughout the company.
  • Attends community events within the commercial real estate community to represent Goodwill, as needed.
  • Attends neighborhood meetings and zoning hearings, as needed.
  • Works as main point of contact for Property Managers and acts as the liaison between property management and Goodwill's internal teams.
  • Communicates well with all levels of the organization, providing updates to senior staff.
  • In conjunction with President of Real Estate, works with zoning and land use attorneys as it relates to leasing due diligence items, entitlement issues, special use permits, and rezoning of properties.
  • Reads and analyzes all due diligence materials as they relate to LOI's and new leases.
  • Analyzes all demographic data as it relates to new sites, existing sites, and long-term strategies.
  • Attends the International Council of Shopping Centers (ICSC) events for booth setup and management, meeting coordination, and preparation at all Real Estate related events. Acts as a ambassador at such events.
  • Models Goodwill Core Values - Trust, Collaboration, Engagement, Ownership, and Innovation.
  • Maintains regular and consistent in-person attendance.
  • Performs other related duties, as assigned.

Minimum Qualifications (Education, Experience, Skills):

  • Minimum of 5+ years in the Commercial Real Estate transaction field.
  • Paralegal with a strong emphasis on commercial real estate, preferred.
  • Proficient in MS Excel, Word, and PowerPoint.
  • Excellent communication, analytical and problem solving skills.
  • Ability to read and understand basic building plans, contracts, regulations and specifications required.
  • Experience interfacing with city government or officials desired.
  • Strong experience reviewing, administering and negotiating commercial leases.
  • Basic understanding of land use, zoning regulations, and zoning districts.
  • Valid drivers' license and clean MVR.
  • Ability to pass a background check and drug screen, where applicable for position.
  • Ability to speak and read English proficiently.
