Central Utility Plant Maintenance Supervisor

General Info

Job Type: Full-Time

Location: Centers for Disease Control, Atlanta, Georgia

Pay: $47.74 per hour

Fringe: $11.80 per hour for healthcare and welfare benefits and/or 401(k) contributions

Hours: 7:00 a.m. to 4:00 p.m., Monday through Friday

Minimum Experience:

Must possess eight (8) years of recent responsible experience operating and maintaining building equipment and systems of the size and characteristics of the buildings to be operated. Two (2) years of experience either directly supervising personnel or serving as a work-group leader is preferred.

Certification:

Associate degree in Mechanical or Electrical Engineering, or Certified Facility Manager (CFM) designation preferred.

Requirements:

Must be willing to carry a cell phone and be on call 24 hours per day, 365 days per year.

Must have a clean driver's license.

Must be able to pass drug screening and background testing.

Job Summary

We are seeking an experienced Central Utility Plant (CUP) Maintenance Supervisor to oversee the daily operations and maintenance of a central utility plant and surrounding campus grounds. This position provides direct supervision to skilled trades staff and is responsible for ensuring the reliable operation of boilers, chillers, cooling towers, generators, auxiliary equipment, and related facility systems.

The CUP Maintenance Supervisor will schedule and assign preventive maintenance work, perform complex maintenance tasks as needed, coordinate projects with campus leadership, estimate labor and material requirements, track work progress and employee training, approve time and leave, and support staff development through performance evaluations and safety training.

Key Responsibilities

Supervise trade personnel, including mechanics, repairers, laborers, and other maintenance staff, in the operation and maintenance of boilers, chillers, cooling towers, auxiliary equipment, generator systems, and campus grounds.

Plan, schedule, and assign preventive maintenance duties to support consistent utility services and departmental standards.

Perform skilled maintenance tasks as needed based on workload and operational needs.

Assist building coordinators and campus management with planning and implementing work projects and maintenance methods.

Estimate time, labor, and materials required for proposed jobs.

Maintain records and submit requisitions for supplies, materials, and equipment.

Complete employee performance reports and support staff development.

Conduct and document ongoing safety and ISO training.

Monitor work production in CDC's IFMS systems.

Track employee training in the FSE Training Tracker.

Review, track, and approve employee time and leave requests in TimeClock Plus.

Oversee daily operations and maintenance of the physical central utility plant and surrounding campus grounds.

Ensure work is performed in compliance with applicable safety rules, regulations, and procedures.

Knowledge, Skills, and Abilities

Experience supervising building and equipment maintenance in a federal facility of at least 100,000 square feet.

Strong knowledge of multiple trades, including carpentry, painting, refrigeration, mechanical, electrical, and general facility maintenance.

Ability to exercise independent judgment regarding job priorities, methods, materials, and work assignments.

Experience managing a team of at least 30 employees.

Knowledge of occupational hazards and safety rules applicable to facility and maintenance work.

Knowledge of preventive maintenance procedures and techniques.

Knowledge of tools, equipment, materials, and methods used across multiple building and mechanical trades.

Ability to work with minimal technical supervision while maintaining high operational standards.

Qualifications

High school diploma, GED, or technical school diploma required.

Associate degree in Mechanical or Electrical Engineering, or Certified Facility Manager (CFM) designation preferred.

Class III Power Engineer / Operating Engineer Certification required.

Must be authorized to work in the United States.

Must be willing to carry a cell phone and remain available for on-call support 24 hours per day, 365 days per year.

Must have a clean driving record.

Must be able to pass drug screening and background testing.

Physical Requirements

Ability to stand, walk, and move throughout the facility for extended periods.

Ability to bend, stoop, kneel, crouch, and climb ladders or stairs frequently.

Ability to lift, carry, push, and pull up to 50 pounds, or more with assistance.

Manual dexterity to operate tools, equipment, and control systems.

Ability to work in confined spaces and access mechanical rooms, tunnels, and utility areas.

Ability to work at heights using ladders, scaffolding, or elevated platforms.

Ability to visually inspect equipment, read gauges, and monitor control panels.

Ability to hear alarms, equipment sounds, and verbal instructions in a noisy environment.

Ability to work in varying environmental conditions, including heat, cold, humidity, and temperature changes.

Work Environment

Work is performed in a combination of office settings, mechanical rooms, utility plants, and equipment spaces. The position involves frequent exposure to large, high-powered machinery, noise, vibration, heat, humidity, and temperature fluctuations generated by operating equipment.

The employee may encounter dust, chemicals, oils, and other industrial materials. Strict adherence to safety protocols is required, including the use of personal protective equipment such as hard hats, safety glasses, gloves, and hearing protection.

This position may require work in confined spaces, elevated areas, and other industrial facility environments. The employee must be available for emergency response, on-call duty, and after-hours work, including nights, weekends, and holidays.
